Caroline Hill Road Commercial Development: Advanced Waterproofing Solutions for Deep Basement Construction

The Caroline Hill Road Commercial Development project presents a significant engineering achievement, featuring a five-level deep basement constructed in a challenging environment with a high groundwater table. Such conditions require highly reliable and sophisticated waterproofing solutions to ensure long-term structural integrity and performance.

To address these challenges, Fosroc’s comprehensive waterproofing systems were selected to deliver robust protection throughout the development. At the core of the solution is the Proofex Engage membrane, which forms a fully bonded waterproof barrier. Designed to lock tightly with freshly poured concrete, the membrane effectively prevents water tracking while maintaining the flexibility needed to accommodate complex bored pile profiles typically found in deep basement construction.

Complementing this system, Conplast WP500 hydrophobic concrete was incorporated to enhance the impermeability of the structure. By blocking capillary pores within the concrete, it provides an additional layer of defence against water ingress. Critical construction joints are further secured using Supercast SW20 hydrophilic waterstops, which expand upon contact with water to ensure watertight sealing.


Internally, Nitocote CM210 cementitious coating was applied as a secondary waterproofing measure. With its resistance to negative water pressure, it reinforces the basement’s internal protection, adding an extra level of durability under demanding conditions.


Through the integration of these advanced Fosroc technologies, the Caroline Hill Road Commercial Development establishes a benchmark for deep basement construction in high groundwater environments. The project demonstrates how innovative waterproofing solutions can deliver enhanced durability, safety, and long-term performance in complex urban developments.
